Process of responsible investment

At Deltack, we are committed to promoting social development, climate change mitigation, and transparency in our operations and those of our development partners. Therefore, we have implemented a Responsible Investment Process.
We have the following eligibility criteria that allow us to select the best investments aligned with profitability objectives and ESG criteria for our investment portfolio:

Development Partners

We follow a rigorous selection process for specialized development partners in a specific industry and region with potential market for investment. In this process, we prioritize the selection of the development partner over the selection of the project (70/30).

Profitability

Returns according to risk, term, and project segment.

Property Control

The land must have a clear control certainty, either through deeds, a trust, or a binding agreement, and it should have an attractive market price.

Type of projects

Deltack can participate in all types of projects, except for rental apartments. Projects related to the healthcare, education, and hotel sectors will be considered on a case-by-case basis and customized according to specific requirements.

Region

The investment focus is centered on investing in cities with economic and demographic growth, with the exception of Mexico City.

Co-Investment

The minimum co-investment structure is set at 5% for the Developer and ranges from 30% to 95% for CKD.

ESG Criteria

The project and its developer must comply with environmental, social, and governance (ESG) criteria.

Technological platforms

We integrate cutting-edge information technologies that add value to the investment analysis and monitoring processes, using technological tools to reduce management costs and deliver more reliable results.

We utilize specialized software for budget control in our real estate investment projects.

We utilize cutting-edge technology for the evaluation of investments and real estate asset portfolios.

We employ platforms to manage our relationship with investors and ensure the timely delivery of reports.

ESG Criteria

Following its higher purpose, Deltack aims to integrate its Responsible Investment strategy and Environmental, Social, and Governance (ESG) criteria into the evaluation and management of its investment portfolios. The ESG criteria are a set of standards used to measure a company’s performance in relation to environmental, social, and governance issues, with the purpose of obtaining more information to make investment decisions.

Environmental

We strive for our investments to demonstrate a commitment to sustainability and the environment. We encourage our development partners to integrate activities of bioclimatic architecture and eco-efficiency criteria, including percentages of green areas, water extraction calculations, energy consumption, carbon footprint measurement, among others.

Social

In the investments we undertake, we are committed to selecting projects that are both profitable and sustainable, aiming to improve communities and address societal needs. We strive to promote the development of public spaces that are dignified, accessible, inclusive, and foster better employment opportunities.

Governance

We implement best practices in corporate governance, which are fundamental for ethical and efficient decision-making in our investment processes. We promote a set of values, principles, and norms that foster transparency in the management of our investment programs, aiming to mitigate conflicts of interest.
